If you are a car buff and need a stable for your fleet of posh cars, you'll find it in its Embun luxury villa, which has ample room for eight cars! Two can be parked at ground level while six can be kept in cool comfort and top security in the second basement level. Transport up to the top will be via a car lift! I came to know of this special feature during a recent visit to the project's show gallery, which itself is quite unique. This is because its lounge area has a huge glass wall that allows you to take in panoramic views of the majestic Bukit Tabur or Klang Gates Quartz Ridge. While relaxing on the sofa, perhaps with a drink in hand, you can also see the entire show gallery with its scaled model houses a few steps below. Keep an eye on the Embun as it will be launched shortly. The price has yet to be fixed, but Nadayu's sales and marketing general manager Christopher Tan said "only eight will initially be launched". "Depending on demand, we may make more available," he said. The 80-acre gated-and-guarded enclave off KL's Middle Ring Road 2 and near the National Zoo will have a bungalow precinct built at different levels on the hillside and another at the hilltop, where there will also be zero-lot bungalows on a fairly flat site. All the bungalows will come with lifts and swimming pools. To cater to bachelors, couples and smaller families, Nadayu is planning to offer some SoHo (small office, home office) units as well as semi-dees outside the bungalow precinct. Unlike other developments in the vicinity accessible through narrow windy roads, the entry to Nadayu Melawati is wider, as the developer has built a two-lane carriageway leading to this enclave with a gross development value of RM1 billion. Making up the value will be 142 upscale houses. Of these, 21 were launched in June (in four designs - Awan, Bayu, Cahaya and Daun - ranging from 6,477sq ft to 8,301sq ft in size and RM5.95 million to RM7.78 million in price). The balance of 121 will be unveiled in five phases. One of them will be the four-level Embun, which will come with five-plusthree bedrooms in 8,464sq ft of space, priced from RM7.74 million. At this price, buyers can naturally expect well-designed floor- plans, high ceilings, energy saving features and top quality finishes. My favourite design is Awan which is truly grand with its double- volume living room. As you enter the spacious hallway on the ground floor you can see the large living room on the basement floor below which in turn has a high glass panel overlooking directly into the swimming pool and garden. The entire show bungalow is luxuriously furnished with a Peranakan style. On the right of the hallway is a thick metal sliding door that opens out to a long car porch that can park three cars. At the end of the hallway is a spacious family room that turns into a long corridor linking three spacious bedrooms each with their own attached bathroom. Nadayu Properties is fast gaining a reputation as a developer of niche, lifestyle residential units and there's no mistaking which are its projects as the brand is interwoven into their names: Nadayu Melawati, Nadayu 92 Kajang, Nadayu 28 Sunway and Nadayu 290 in Penang.
