Ex-Motorola site attracting tenants [The Tribune, Mesa, Ariz.](Tribune (Mesa, AZ) Via Acquire Media NewsEdge) Nov. 19--The former Motorola semiconductor plant site at Broadway and Dobson roads in Mesa continues to attract tenants despite prolonged sluggishness in the local commercial real estate market. St. Paul, Minn.-based Patterson Companies Inc. and San Diego, Calif.-based LifeCare Solutions both have signed leases to occupy space at Broadway 101 Commerce Park. Lincoln Property Co. purchased the old Motorola site, demolished the plant and is developing the 52-acre business park. It includes 11 buildings totaling 800,000 square feet. Patterson leased 13,551 square feet of space for distribution and equipment training. The distributor serves the dental, companion-pet veterinarian and rehabilitation supply markets. LifeCare leased 9,050 square feet of space for distribution. The company provides home health care products and services in Arizona, California and Washington. LifeCare will occupy its space this week, while Patterson will move in in early to mid December. The two companies will bring a combined 50 to 60 employees to the business park, said Cooper Sutherland, Lincoln Property Co. finance and development manager. In July, PCT International, a Tempe-based manufacturer of broadband and optical communications products, signed a lease for 97,554 square feet to locate its international headquarters at Broadway 101. "During the downturn in the residential market, we lost a couple of tenants who are in that industry, like furniture distributors and such," Sutherland said. "That was a tough time for us, but in the past six months activity has picked up, and we've seen some velocity as evidenced by the three larger deals that we've done. Based on everything we're seeing, we're hopefully through the worst of it, and we can start leasing space." Existing Broadway 101 tenants include electronics company Siemens, Napa Auto Parts, Superior Pool Products and Boeing. Other companies are eyeing the business park and could sign leases in the near future, Sutherland said. "We have two users, both (wanting) 100,000 square feet, looking at the project," he said. "They're both solar-related. And then we have another tenant (wanting) 80,000 square feet that's looking at the project.
