Real estate broker services for tradition studios [TendersInfo (India)](TendersInfo (India) Via Acquire Media NewsEdge) Tenders are invited for Real estate broker services for tradition studios The City of Port St. Lucie, Florida solicits proposals from qualified and experienced real estate brokers or firms, licensed by the State of Florida, specializing in commercial real estate to provide brokerage, marketing, advisory and other associated services for the sale or lease of the Property owned by the City known as Tradition Studios, located at 10250 SW Village Parkway in Port St. Lucie, Florida. The Property is an improved 15-acre site that contains a 2-story building built in 2011 that is approximately 115,000 square feet in size. The open-floor plans on both levels allows for flexibility for multi-purpose uses of the building. The building was previously used as a digital production studio and housed a main 132-seat theater, two mini viewing theaters, sound edit suits, a state-of-the art computer data center, office suites, among other interesting and unique building elements. The Broker is expected to have a national and global reach in order to effectively market the Property so that the Property can be sold to an optimal buyer. INTENT It is the intent of this RFP to have the successful Broker enter into a Contract for professional services with the City to supply real estate services as outlined herein. The Broker will be paid strictly on commission basis and will be expected to work closely with the City Manager, his designees, and City staff. The prospective buyer or lessee of the Property will be required to enter into a Purchase and Sale Agreement to be drafted by the City. The City will select the Broker that best meets the selection criteria and demonstrates the capability to provide and perform quality work to achieve the City s objectives. The respondents to this RFP must be knowledgeable of the local real estate market and should have experience in the sale and leasing of similar properties, and have the ability to market to prospective buyers on a national and global level. All marketing costs shall be the sole responsibility of the Broker that is awarded. The professional services required by the City in connection with this RFP covers the entire spectrum of those services customarily provided by commercial real estate brokers and/or firms. Such professional real estate services that may be required to be provided to the City include but are not limited to the following: Competitive Market Analysis (CMAs) Conduct lease/rent market study Advertising Plan(s) Promotion Venues Develop sale and/or lease strategies Develop and distribute marketing materials to potential buyers and report results to the City on an agreed upon frequency Participate in site tours and/or other events concerning a showing of the Property Analyze offers from potential buyers Presentations at public, City Council meetings may be required Recommendation or repair, inspection o Major organization : CITY OF PORT ST.
