KBRA Assigns Preliminary Ratings to Benchmark 2020-B19


Kroll Bond Rating Agency (KBRA) is pleased to announce the assignment of preliminary ratings to 18 classes of Benchmark 2020-B19, a $1.1 billion CMBS conduit transaction collateralized by 40 commercial mortgage loans secured by 175 properties.

The collateral properties are located throughout 25 states, the largest three of which are California (27.3%), Texas (8.9%), and New York (8.8%). The pool has exposure to all of the major property types, with two types representing more than 10.0% of the pool balance: office (54.0%) and industrial (21.2%). The loans have principal balances ranging from $3.2 million to $85.0 million for the largest loan in the pool, BX Industrial Portfolio (7.7%), which is secured by 68 industrial properties totaling 11.1 million sf located across 11 states. The five largest loans, which also include Coleman Highline (7.7%), Amazon Industrial Portfolio (7.2%), MGM Grand & Mandalay Bay (7.2%), and Agellan Portfolio (5.4%), represent 35.1% of the initial pool balance, while the top 10 loans represent 57.1%.

KBRA's analysis of the transaction incorporated our multi-borrower rating process that begins with our analysts' evaluation of the underlying collateral properties' financial and operating performance, which determine KBRA's estimate of sustainable net cash flow (KNCF) and KBRA value using our U.S. CMBS Property Evaluation Methodology. On an aggregate basis, KNCF was 11.4% less than the issuer cash flow. KBRA capitalization rates were applied to each asset's KNCF to derive values that were, on an aggregate basis, 43.9% less than third party appraisal values. The pool has an in-trust KLTV of 92.0% and an all-in KLTV of 109.5%. The model deploys rent and occupancy stresses, probability of default regressions, and loss given default calculations to determine losses for each collateral loan that are then used to assign our credit ratings.
