Rally Software leases additional 89K square feet for Boulder headquarters


Jun 28, 2013 (Daily Camera - McClatchy-Tribune Information Services via COMTEX) -- Boulder's Rally Software Development Corp. began the second quarter with an $84 million initial public offering and finished it with a larger base for its corporate operations.



Rally Software, the provider of cloud-based services for managing Agile software development, inked a lease that will more than double the size of its headquarters operations, company officials announced Friday.

Rally leased an 89,000-square-foot building that is under development at the company's 3333 Walnut St. site, company officials announced today.


The new building should be completed in 2015.

Rally currently occupies the existing 65,545-square-foot building on the corner of 33rd and Walnut streets.

Last fall, Ann Arbor, Mich.-based MAVDevelopment -- which in March 2012 purchased Rally's building and the neighboring 2.35-acre property at 3625 Walnut for $13.78 million and $2.02 million, respectively -- submitted plans to the city of Boulder to build a three-story, 93,000-square-foot addition to the north of Rally's existing building.

Rally officials made modifications to the plans after energy modeling was conducted, so it's likely that those changes affected the building's size, said Tim Miller, Rally's chief executive officer.

"Our heart and soul has been in Boulder since we've been founded, and it has been challenging at times to have such a fast-growth company and meet our physical needs in Boulder," Miller said.

Rapid revenue growth and expansion have marked Rally's 10 years in business, with the Agile-based software firm bouncing around Boulder to larger quarters.

In 2010, Rally subleased the entire building at 3333 Walnut -- where, three years earlier, it leased 30,000 square feet before moving for two years to a 60,000-square-foot space at 4001 Discovery Drive.

The company ended its last quarter with 378 employees across the globe. The Boulder site houses about 200 people.

"With a company like ours, because we're growing so fast, we tend to shift a lot," Miller said of the Boulder office. "We have moving walls, moving tables, networking cables that come down from the ceiling so you can work anywhere ... you can kind of absorb five to 10 people without even noticing.

With a growth rate that has included adding about 10-25 people on a quarterly basis, the next year and a half could lead to further crowding and shuffling in Boulder and settling some new hires in Rally's Denver office, Miller said.

"I imagine that in the next 18 months, we will have a lot more people here," he said, declining to provide projections.
