Owner of dental lab to open professional center at Waco, Texas, development
(Waco Tribune-Herald (TX) (KRT) Via Acquire Media NewsEdge) Aug. 4--The owner of a local dental lab and two dentists will put a multimillion-dollar office building in Legends Crossing, the development taking shape next to Hillcrest Baptist Medical Center's two new hospitals under construction.
Bob Glick, who has owned Glick's Dental Lab for about 30 years, said the Crossing's proximity to the hospitals should make the 40,000-square-foot office building attractive for medical use.
It will be called the Legends Professional Center and should be completed for occupancy by summer 2009.
"Legends is beautiful, really nice," said Glick, commenting on the lake-anchored, 75-acre development near Interstate 35 and State Highway 6 that continues to attract prospects and tenants.
He said a dentist for whom his lab does work came up with the idea of building a professional office at Legends Crossing and recruited Glick and another dentist to get involved. The dentists do not want to be named publicly, Glick said.
"I do not think we will have any trouble filling up the building, especially now that Hillcrest and Scott & White are partnering" to operate the hospitals under construction, Glick said.
Real estate agent Jon Spelman already is marketing the proposed new building, which will offer suites ranging from 2,000 to 12,000 square feet, access to walking trails around the lake, covered parking for doctors and shuttle service to the entrances of the hospitals.
Spelman said the owners will offer "highly competitive" lease terms but added he can't yet get specific about them. The owners also will help with the cost of customizing the lease space.
Legends Crossing is attracting more activity now that infrastructure such as roads, fountains and walkways has been completed, and work is progressing on the Hillcrest facilities nearby.
Waco Nissan has built a dealership there, and two hotels are in the works: Hilton Homewood Suites and Marriott Springhill Suites.
Incommons Bank, based in Mexia, has announced plans for a branch at Legends Crossing. And land has been sold for development of nearly 45,000 square feet of retail shops.
A site map of Legends Crossing shows a "transitional care facility," where patients who still need care after being released from a hospital can stay. The map shows the facility employing 350 people.
Real estate agent Jimmy Banks, who is marketing Legends Crossing, recently told the Tribune-Herald he believes five or six restaurants will take space there. He also believes it will become a regional draw, especially when Hillcrest opens its hospitals next year.
The site map shows a spot for "two regional restaurants." Legends Crossing is taking shape across State Highway 6 from Central Texas Marketplace, a sprawling shopping center that includes such tenants as Belk, Kohl's and Best Buy.
Some have wondered about the pace at which Legends Crossing is filling. The project has been under discussion since at least 2003, and investors from Waco and Austin bought the 158 acres of land they needed in 2005, later selling about half to Hillcrest for its hospitals.
But only one building stands: Waco Nissan.
"If I was sitting here with no sales and no buildings up, yes, I would be very concerned," Banks said. "But Waco Nissan is in place, and they're starting work on Incommons Bank. And other than the transitional care facility and the restaurants, all the other deals we've talked about are closed and funded, meaning they will get done." He said he believes those interested in locating in Legends Crossing want their openings to coincide with Hillcrest's.
